Who we are

Stay Cozy Living LLC (“Stay Cozy Living,” “we,” “us”) offers private furnished rooms in shared, professionally managed homes in metro Atlanta, Georgia. This policy explains what information we collect through staycozyliving.com, by phone, text and email, and through the rental listing sites we use, and how we use it.

Information we collect

• What you tell us when you ask about a room: your name, phone number, email address, and anything you include in your message, such as which home interests you and when you would like to move in.
• Messages you send us by text, phone or email, and inquiries forwarded to us by rental listing sites such as Zillow, Furnished Finder and Roomies.
• If you apply for a room: the information you provide in your application. Applications and screening are handled through our rental management software, RentRedi, and its screening partners, with your authorization. Their privacy policies also apply.
• If you become a resident: the information needed to manage your stay, such as your signed agreement, payment records and maintenance requests. Rent payments are processed by RentRedi and its payment partners. We do not store your bank or card numbers.
• Basic technical information, such as your IP address, browser type and the pages you visit, which our website host records automatically to keep the site secure and working.

Our website contact form does not ask for your Social Security number, financial account numbers, or information about your health, background or family.

How we use your information

• To answer your inquiry, share room details and availability, and schedule tours.
• To review applications and, if you move in, to manage your stay: rent, maintenance, house communications and renewals.
• To send you text messages, if you have agreed to receive them (see below).
• To keep our homes and residents safe, prevent fraud, and meet our legal, tax and accounting obligations.

Text messages (SMS)

If you check the text message box on our website form, or otherwise agree to receive texts from us, we may send you text messages. Our form asks for two separate permissions, and you may give either one, both or neither:

• Inquiry texts: customer care replies to your questions, tour scheduling and reminders, and application and move-in updates.
• Room availability texts (marketing): messages letting you know when a room opens. This permission is collected separately and is never bundled with the one above.

If you become a resident, we may also text you about your stay.

• Message frequency varies.
• Message and data rates may apply.
• Reply STOP at any time to stop receiving texts. Reply HELP for help, or contact us at 470-994-1965 or info@staycozyliving.com.
• Agreeing to receive texts is never a condition of renting a room.

We do not sell, rent or share your mobile phone number or text messaging consent with third parties or affiliates for their marketing or promotional purposes. Text messaging originator opt-in data and consent are not shared with any third parties, except the service providers that deliver our text messages on our behalf.

How we share information

We do not sell your personal information. We share it only:

• With service providers who help us run our business, such as our website host, email delivery service, customer relationship and messaging platform, and rental management software. They may use your information only to provide services to us.
• With your authorization, for example when you ask us to process a rental application.
• When the law requires it, or to protect the rights, property and safety of our residents, our homes or others.
• As part of a sale, merger or transfer of our business, in which case this policy continues to apply to your information.

Cookies and tracking

Our website does not use advertising cookies, analytics trackers or tracking pixels, and we do not sell or share information about how you browse the site.

• Fonts: the site loads its fonts from Google Fonts, so Google receives your IP address and basic browser information when a page loads. This is covered by Google’s own privacy policy.
• Server logs: our website host keeps standard server logs, such as IP address, browser type and the pages requested, to keep the site secure and working.
• Your choices: you can block or delete cookies through your browser settings. The site works without them.

If we add cookies or tracking in the future, for example a chat tool or website analytics, we will update this section to describe them before we turn them on.

How long we keep it

We keep inquiry information for as long as we need it to respond and follow up, and resident information for as long as we need it to manage the stay and meet legal, tax and accounting requirements. After that, we delete it or keep it only in a form that no longer identifies you.

Keeping it secure

We use reasonable safeguards to protect your information. No website or system is completely secure, so we cannot guarantee absolute security.

Your choices

• Ask us what information we have about you, or ask us to correct or delete it, by emailing info@staycozyliving.com. We may need to keep some records where the law requires it.
• Stop text messages at any time by replying STOP.
• Stop marketing emails by using the unsubscribe link or by replying to tell us.

Fair housing

Stay Cozy Living is an equal housing opportunity provider. We do not use personal information to discriminate on the basis of race, color, religion, sex, national origin, familial status, disability, or any other characteristic protected by law.

Age requirement

Our website, text messages and services are intended for adults 18 and older. We do not knowingly collect information from anyone under 18 through our website or text messages.

Changes to this policy

If we change this policy, we will post the updated version on this page and change the effective date above.
